PURE · POPPY v3.1 Connected
Internal Research · Market Positioning

The whole real‑estate stack — mapped against PURE.

An agent, a brokerage, an association, and an MLS each run a dozen disconnected tools that re‑key the same data. PURE's thesis is one ecosystem where data is entered once, by the right person, and flows everywhere — with Poppy on top. This is the honest map: every category, the real competitors, where PURE covers them today, where the gaps are, and what each party saves.

The one‑ecosystem case

01Why consolidation wins

The industry's tools are excellent and siloed. The same listing is typed into the MLS, the CRM, the transaction folder, the forms, the portal, and the marketing — five to eight times, by the wrong people, at the wrong time. PURE's wedge isn't "another CRM." It's enter‑once, role‑permissioned data that every surface shares, priced so each level can mark it up.

The fragmentation tax

A typical North Texas brokerage agent touches 8–12 separate subscriptions; the brokerage adds back‑office and recruiting; the association runs an AMS, an LMS, events, and email; the MLS licenses a platform and redistributes data. None of them talk without integrations that break.

1PURE ecosystem

PURE's four unlocks

  • Enter once — the best person enters a field at the best time; everyone else inherits it with permission.
  • One login, many hats — the same site serves agent, broker, association, MLS by role.
  • Marketplace markup — each level resells PURE + add‑ons to the level below to offset dues.
  • Poppy on top — grounded across the whole ecosystem, not a bolt‑on chatbot.

Survey of the incumbents PURE displaces or interoperates with. The PURE product column is the surface that covers each, and Overlap is our honest read of coverage today (v3.1). Tables sort on any column and filter as you type.

Association Management Software (AMS)

PURE: Pure AMS / Membership Hub

Org spine reminder: PURE's tenancy is Platform › MLS › Association (Local › State › National) › Brokerage › Client&Party. MLS sits above association; one MLS (NTREIS) serves ~14 local associations. Each level subscribes to PURE and can mark up the level below — that's the revenue model the financial section quantifies.
Maturity arc

04Where we were, are, and land

PURE v1 was a transaction concept. v3.1 is a working, deployed ecosystem with Poppy on top. Full release closes the AMS, MLS write‑back, and valuation gaps into true one‑stack parity.

v1 — concept

Transaction‑first

  • Transaction Hub prototype
  • Forms + signature concept
  • Static listing search (RETS)
  • Single‑role logins, hardcoded
  • No association / MLS layer
  • No AI assistant
v3.1 — connected (today)

Working ecosystem

  • Enter‑once spine: doc fields timeline CDA, live
  • Transaction Hub + Pure Signature + Legal Forms
  • Omnipresent property search on live NTREIS feed
  • Role × surface permission matrix (one login, many hats)
  • Marketplace + Pure Dollars + dozens of add‑on products
  • Poppy 3.1 — grounded assistant, Point & Ask, extension
  • Pure Admin Center, dynamic brand, PII lockdown
Full release — parity+

One stack, all hats

  • Pure AMS at MetroTex parity (committees, events, LMS)
  • Seamless MLS data entry / write‑back (RESO Web API)
  • Pure AVM + appraiser tools in production
  • Pure Mobile: MFA, NFC lockbox, offline field capture
  • Multi‑MLS / multi‑association tenancy at scale (50k DAU)
  • Marketplace economics live across all levels
  • Poppy 4.x — per‑role instances, operator mode
The honest list

05Gaps & shortages to close

Where incumbents still beat us, and the plan. Naming these is how we beat them — and it's exactly what a CTO reviewer will probe first.

AMS depth

RAMCO/Novi run committees, dues billing, and governance that Pure AMS only stubs today. Biggest single gap vs. an association buyer.

Full release · Pure AMS

MLS write‑back

We read NTREIS via RETS; we don't yet write listings back. Seamless in‑brokerage MLS entry is the headline brokerage promise.

Roadmap v4 · RESO Web API

AVM in production

Pure AVM is scoped, not shipped. HouseCanary/Quantarium set the accuracy bar; our edge is the enter‑once condition data.

Roadmap · Pure AVM

Lockbox / showings

SentriLock/Supra own physical access. Pure Mobile NFC + showing scheduling must reach parity for field agents.

Roadmap · Pure Mobile

Integrations breadth

Incumbents have years of third‑party hooks. Our answer is fewer needed (one ecosystem) + the Pure MCP server replacing connector bloat.

Ongoing · Pure MCP

Scale proof

50k DAU across desktop + mobile, multi‑tenant, secure, is asserted not yet load‑proven. Needs a published architecture + load test.

AI head‑to‑head

06Poppy vs. real‑estate AI

The difference in one line: the others are features bolted onto one product (lead chat, content, image tagging). Poppy is grounded across the whole ecosystem — transaction, MLS, association, brokerage, marketplace — tied to live data, with enter‑once writes and Point & Ask on any surface. They answer; Poppy acts (propose approve execute).

Positioning takeaway: we don't claim a better language model than any of these — we claim better grounding and reach. Poppy sees the transaction, the forms, the listing, the dues, and the marketplace as one graph, with role‑gated PII. That's a moat the point solutions structurally can't cross without rebuilding the ecosystem underneath.
Cost & profit — per party

07What each party saves & makes

Editable models for the four buyers. Defaults are research‑based estimates; change any input and totals recompute. Each party can self‑upload actuals to replace the estimates — the numbers below are a starting frame, not a quote.

These are estimates. Built from publicly observable pricing and org scale — not audited figures. A ticket is open for Mike to replace placeholders with actuals; until then every party can self‑upload financials and the model recomputes on their real numbers. Upload financials
Fair‑use / antitrust note: pricing comparisons are directional and for internal positioning. PURE sets its own prices; each MLS/association/brokerage independently sets any markup to the level below.
What this turns into

08Queued to the roadmap

Everything this report surfaces is now scoped — competitor parity items into v4, the reviewer sandbox and simulations into the next release, and Poppy's own "work smarter" improvements into 3.2.

Reviewer sandbox (Dave)

Revocable multi‑role test logins, recorded sessions, sample files, full listing journeys, exit rating + feedback — managed by Poppy/PURE.

Next release

Transaction simulations

Loan+insurance+repairs, new build, new vs. experienced agent, team/ISA, new brokerage/association/MLS onboarding — staged with data.

Next release

Poppy: smarter batching

Learn rate limits per endpoint, chunk before pushing, fail once then log + solve. Adopted by all lanes.

v3.2

Model routing

Use the best Claude per task via our decision/rewrite logic — newest as default, others when right.

v3.2

v3.2

For the reviewer

This report is the front door to the architecture, security, and product guides — built to answer a CTO, an agent, a businessperson, and an average user from one page. Test logins and the staged journeys land in the next release.
