1. Who we are

2. Information we collect

We collect: contact details you give us (name, phone, email, mailing address); property and transaction details relating to your purchase, sale or lease; documents you upload or we prepare on your behalf; call and message records, including recordings and transcripts of calls with our assistants, where permitted by law; identity verification data if you choose to complete an ID or liveness check; and device and usage data from this site. Sources are you, your agent, the MLS, and public records.

3. How we use information

We use information to provide brokerage services: answering your enquiries, scheduling and confirming showings, preparing and tracking transactions, meeting our record-keeping obligations under Texas real estate law, verifying identity where a transaction requires it, and improving our service. We do not sell your personal information, and we do not share it with third parties or affiliates for their own marketing.

4. Service providers we share with

We use trusted vendors to operate the platform, including (current): Supabase, Netlify, Twilio, Resend, Follow Up Boss, and Google services. These vendors process data only on our instructions, under contract, and may not use it for their own purposes. We do not sell personal information or share it for cross-context behavioural advertising.

4a. Text messaging (SMS/MMS)

If you give us your mobile number — by calling us, by submitting an inquiry or showing request on this site, or in a signed representation or listing agreement — we may text you about your appointments, property inquiries, transaction and closing status, and documents we need from you.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent are never shared with any third party. Numbers are collected only from people who contact us directly; we do not buy, rent, or otherwise obtain phone numbers from lists or data brokers.

Message frequency varies. Message and data rates may apply. Reply STOP to any message to unsubscribe, START to resubscribe, or HELP for help. You can also call 214-915-2705. Opting out of texts does not affect your ability to work with us by phone or email.

5. Your privacy rights

Depending on where you live, you may have rights to access, correct, delete, or port your data, and to opt out of targeted advertising, "sale," or "sharing" of your information — under the Texas Data Privacy and Security Act (TDPSA) and the California Consumer Privacy Act (CCPA/CPRA). You may also appeal a denied request. To exercise rights, email us or use the Do Not Sell or Share My Personal Information page.

We respond within 45 days and may extend once by a further 45 days where reasonably necessary, telling you why. We verify requests against information already on file before acting. If we deny a request you may appeal by replying to our decision; we will respond to an appeal within 60 days and, if we deny it, tell you how to complain to the Texas Attorney General.

6. Cookies, analytics & Global Privacy Control

We use cookies/local storage and analytics. You can manage choices via our consent banner. We honor the Global Privacy Control (GPC) browser signal as an opt-out of sale/sharing where applicable.

We use strictly necessary cookies (sign-in and security, always on), preference cookies, and analytics cookies. Non-essential categories are off until you accept them in the banner, and you can change your choice at any time.

7. Data retention & security

We retain data only as long as needed and protect it with access controls and tamper-evident records (TrustSeal). Texas real estate law requires brokers to retain transaction records for at least four years, so transaction files are kept on that basis. Call recordings and transcripts are kept for two years. Marketing contact records are kept until you opt out.

8. Children

Our services are for adults. We do not knowingly collect personal information from anyone under 16. If you believe a child has given us information, contact us and we will delete it.
